SURVEY
INFORMATION AREA
The following information is provided as
a service to those of you who:
What
Is A Survey?
A survey of your property:
-
Provides a legal description of the land.
-
Maps the property.
-
Locates boundaries and corners.
-
Shows improvements.
-
Displays topography when requested.
-
Shows the differences between deeded land
location and possession location.
Who
Performs A Survey?
In Wisconsin, surveys are performed by Registered
Land Surveyors who are licensed by the Wisconsin Department of Regulation
and Licensing. At Lampert – Lee & Associates, surveys are performed
by our team of Licensed Professional Surveyors assisted by experienced
technicians. Our surveyors are equipped with current technology including
Global Positioning System receivers, robotic total stations, and computerized
data collectors. Our survey maps are drafted via computer.
When
Should You Contact A Surveyor?
Contact a Professional Land Surveyor when
you are:
-
Considering a property purchase or sale.
-
Securing a mortgage.
-
Planning improvements to your property.
-
Uncertain about the boundaries or corner locations
of the property.
-
Experiencing or suspecting an encroachment
problem.
-
Complying with government regulations requiring
a survey and map of the property.
-
Investigating if your property is within a
flood hazard area or special zoning area.
Why
Should Your Property Be Surveyed?
One of your greatest financial investments
is your land and the improvements upon it, for example your home or business.
Unless the land you own or are about to purchase is surveyed, the corners
staked, and boundaries flagged, the visual perception of the property may
be different than the actual boundaries. A surveyor will compare the survey
to your deed and title descriptions and the resulting map will show any
differences.
What
Information Helps A Surveyor?
Information you can provide and/or
information a surveyor might research are required tools in completing
a survey. Deeds, abstracts, title insurance, or former maps are examples
of information you may be able to provide. A surveyor may also research
county records and previously recorded maps of your property and surrounding
properties, ensuring a proper survey of your land.
What
Does A Surveyor Provide For You?
Our Professional Licensed Surveyors will:
-
Complete a survey that complies with local,
county, and state regulations, codes, and laws, when applicable.
-
Review your property’s legal description and
evaluate related records.
-
Locate existing boundaries and existing monuments.
-
Establish boundaries that have not been previously
physically monumented.
-
Make a record of measurements and computations.
-
Create a survey, plat, or map for public record.
Buildings, improvements, septic systems, easements, right of ways, and
accesses can be located for you.
-
Inform you of any deed discrepancies, encroachments,
boundary location trespasses, or other problems that he/she may discover.
-
Provide you with a recorded, filed document
with all appropriate authority seals and approvals.
What
Fees Can You Expect?
The fees for each survey are determined individually.
Your property, the land conditions, and surrounding properties are unique
and can be influenced by factors such as:
-
Accuracy and completeness of the deeds to
the property.
-
Availability and accuracy of existing records.
-
Previous measuring and mapping.
-
Complexity of the survey.
-
Challenging terrain, dense foliage, or difficult
access.
-
Seasonal conditions.
-
Filing fees, service costs, and expenses.
If requested, written cost estimates, based
on preliminary research, may be provided for a client prior to contracting
for a survey. Your estimate includes field time, research, drafting, the
administrative processes of recording your survey, and materials and fees.
When your survey is recorded or reviewed,
you may incur additional fees determined by entities such as a county,
township, municipality, Department of Transportation, or Planning and Zoning
boards. These fees vary depending on the location of your property and
the type of survey performed.
By integrating professional surveyors,
draftsmen, administrative personnel, computerized field equipment, and
computer aided design, we increase productivity and provide you with cost
effective surveying services.
